The five models

London's sauna scene splits into five distinct models, each with a different path to becoming a regular:

1. Community saunas

Not-for-profit, wood-fired, pay-what-you-can. Community Sauna Baths leads this model across 5 sites. Sessions from £9.50. The regulars are neighbours who treat the sauna bench like a village green. Open hours, no booking needed.

2. Traditional banyas

Banya No.1 (Hoxton, Chiswick) and The Bath House (Victoria) bring Russian bathing culture. Venik treatments, parilka steam rituals, tea between rounds. Higher price (£25+) but a built-in ritual that repeats weekly.

3. Rooftop & floating

Rooftop Saunas (Hackney, Brixton) and TEMZ Floating Sauna (Richmond) trade on location. Novelty brings first-timers; the crew brings them back. 45-min sessions, booking essential.

4. Social clubs

Sauna Social Club (Bermondsey) and Arc Community (Canary Wharf) blend co-working, membership, and sauna. Designed for regulars by design — weekly slots, member pricing, community events.

5. Wellness studios

Sauna & Plunge Shoreditch, Sweheat, WellNest. Infrared rooms, breathwork classes, ice baths. Higher price point, class-based booking. Regulars come for the teacher, not the room.

The regulars thesis

The common thread across all 24 venues: the ones that retain regulars have a repeating ritual that brings the same people together weekly. Community Sauna Baths has the open bench. Banya No.1 has the tea room. Sauna Social Club has member evenings. The venues that just rent heat by the hour — no social container, no post-sauna hang — have low repeat rates.
